Situated in the picturesque village not far from the Istrian coast, on an elevated site in close proximity to Poreč, an exclusive residential enclave of luxury villas has been developed, characterized by a strong dialogue between architecture, landscape, and panoramic sea views.

The project is based on a carefully conceived urban layout that responds to the site’s topography, orchestrating building placement, height variation, and open spaces in order to preserve visual continuity, ensure sea views for all villas, and create a coherent spatial structure across the entire enclave. The elevated topography enables all villas to benefit from uninterrupted westward vistas toward the Adriatic Sea, reinforcing the site’s exceptional spatial and visual qualities.
The development occupies a total land area of 13,500 m². Each villa is positioned on an individual plot ranging from 760 m² to 1,300 m², ensuring generous outdoor spaces and a high level of privacy. The villas themselves range in size from 180 m² to 300 m² of gross floor area and are complemented by private swimming pools, embedded within carefully designed horticultural landscaping that creates a calm, intimate living environment. The masterplan establishes a spatial framework that guarantees preserved views from each individual plot.
The villas are designed as two-story structures and as single-story buildings. This strategic decision ensures visual permeability across the site and preserves sea views for all units, resulting in a balanced spatial hierarchy and optimal utilization of the site’s natural potential.
The architectural expression of the villas is unified and contemporary. The facades of the two-story villas combine natural stone cladding at ground level with light-toned plaster on the upper floor, creating a refined contrast between material solidity and visual lightness. The single-story villas follow the same material logic, reinforcing the cohesive identity of the entire settlement.
Particular attention has been given to the design of entrance areas. Wooden canopies, structurally supported by stone walls, provide a strong architectural accent while enhancing both functionality and representational quality.
The fences enclosing gardens, balconies, and French windows are consistently designed using slender vertical elements, contributing to visual transparency and further emphasizing the elegant, restrained character of the development.
