Set just 300 meters from the Adriatic coastline, this refined hotel resort in northwestern Istria unfolds across a carefully composed site, combining architectural clarity, spatial generosity, and a strong connection to landscape. With a total gross area of approximately 20,000 m², the resort is organized over five levels, including a fully integrated underground floor.
The architectural concept is defined by a symmetrical central palace-like building, complemented by freestanding pavilion volumes dispersed across the site. The main building anchors the composition with its elongated form, gently curved access lines, and pronounced axial entrances, while secondary buildings are positioned to create visual depth, privacy, and open green courtyards. This layout allows for clear functional zoning while preserving unobstructed views and fluid pedestrian movement.
The basement level accommodates a discreetly designed garage with around 80 parking spaces, alongside technical, service, wellness, and medical facilities, ensuring all operational functions remain hidden from guest areas. Above ground, the resort offers a rich program including luxury accommodation units, a business and conference center, wellness and fitness areas, medical facilities, and exclusive club spaces.
The ground floor is conceived as a vibrant social hub, featuring a spacious lobby, restaurant with expansive terraces, and public amenities that extend seamlessly into the outdoor environment. Upper floors are dedicated to elegantly organized guest rooms and suites, arranged along clear communication cores, ensuring privacy, comfort, and efficient circulation. Rooftop and terrace levels introduce generous outdoor lounges and landscaped roof gardens, enhancing the resort’s experiential quality.

Materialization emphasizes natural stone, warm-toned facades, refined plaster surfaces, glass, and metal accents, creating a contemporary Mediterranean expression that feels both elegant and timeless.
