Each villa occupies its own plot and is carefully positioned to follow the natural slope of the terrain. Although related by architectural language, the villas differ in scale and spatial organization.
The larger villa, with a gross area of 600 m², is arranged over three levels that cascade along the terrain. The composition is defined by stacked volumes and strong horizontal lines. Large glazed openings alternate with solid wall surfaces, creating a balanced rhythm of openness and privacy. Light plastered facades are combined with dark metal details and warm wood accents. Deep overhangs and recessed terraces provide shade and frame views of the surrounding landscape.
The smaller villa, with a gross area of 350 m², follows the same design principles but in a more compact form. Its three levels are clearly articulated, with stepped volumes adapting to the slope. The material palette remains consistent, yet the proportions are tighter and more intimate. Outdoor terraces are directly connected to interior living spaces, reinforcing everyday use of the exterior.
The landscape design is minimal and controlled. Retaining walls in natural stone stabilize the terrain and define outdoor zones. Gravel paths, paved terraces and low Mediterranean planting shape the gardens without overwhelming the architecture. The result is a pair of contemporary rural villas, strongly rooted in the Istrian context, defined by clear geometry, restrained materials and a close relationship with the land.
