Set directly on the shoreline of northwestern Istria, this contemporary family house offers 240 m² of gross floor area distributed over two levels: ground floor and first floor. The architecture is defined by a clear composition of orthogonal volumes, carefully stepped and oriented to maximize sea views while ensuring privacy and protection from prevailing winds.
The design language is minimalist and Mediterranean in character, combining smooth white plastered surfaces with dark vertical wooden slats and large glass openings. Deep cantilevers and covered terraces create strong horizontal lines, providing natural shading and seamless transitions between interior and exterior spaces. Floor-to-ceiling glazing frames panoramic views of the sea and allows abundant natural light throughout the day.
The ground floor is conceived as an open and fluid living zone, connecting the living room, dining area, and kitchen directly to spacious covered terraces and the landscaped garden. Outdoor lounges, sun decks, and intimate seating areas are carefully positioned along the façade, reinforcing the indoor–outdoor lifestyle typical of coastal living. A private outdoor spa zone, discreetly enclosed by architectural walls and wooden screens, offers sheltered relaxation with controlled views toward the sea.
The first floor is reserved for the private family area, with bedrooms oriented toward the coastline and connected to shaded balconies. Vertical wooden brise-soleil elements provide both solar control and visual privacy, while adding depth and rhythm to the facade.
The surrounding landscape is designed as an extension of the architecture, featuring low Mediterranean vegetation, sculptural pine trees, stone elements, and subtle outdoor lighting. The restrained material palette and natural colours allow the house to blend harmoniously into the coastal environment, creating a refined yet understated seaside residence.
