Located in the immediate vicinity of Poreč, this residential development consists of five contemporary urban villas, each carefully positioned on its own plot of approximately 900 m². The layout of the settlement is the result of a thoughtfully developed urban concept, which defines clear spatial relationships between buildings, access roads, parking areas, and landscaped zones, ensuring functionality, privacy, and a coherent overall structure.
Each villa is designed as a ground floor + first floor structure, with a total gross floor area of around 300 m² and accommodates eight residential units.
Recessed terraces, deep balconies, and generous overhangs introduce depth and shadow, while ensuring privacy and outdoor living space for each unit.
The material palette is deliberately restrained and contemporary: light-toned plastered facades are combined with subtle textural finishes, slim metal railings, and large glazed openings. The neutral exterior color scheme allows the architecture to integrate seamlessly into the surrounding landscape, while emphasizing clarity of form and proportion.
Landscape design plays an essential role in shaping the character of the settlement. Each plot is framed by low boundary walls and soft greenery, with Mediterranean planting, cypress trees, sculptural shrubs, and permeable paved surfaces carefully arranged to define private outdoor zones and pedestrian access. The landscaped gardens soften the architectural geometry and provide a sense of enclosure and intimacy.
The overall design of the settlement balances urban density with villa-like qualities, offering a refined residential environment characterized by architectural consistency, thoughtful detailing, and a strong connection between built form and landscape.
