Set within the quiet inland landscape of north-western Istria, this exclusive residential complex is conceived as a contemporary interpretation of traditional Istrian architecture, defined by restraint, material authenticity, and a strong dialogue with the surrounding nature.
The complex is composed of three single-storey residential buildings, each positioned on an individual plot measuring approximately 3,000 m², 2,000 m², and 1,500 m². The buildings vary in scale and program, creating a balanced ensemble while maintaining architectural coherence. The largest residence, located on the first plot, has a total gross area of approximately 500 m². The second plot accommodates a compact residential unit of approximately 60 m², conceived as a guest or auxiliary house, while the third plot hosts a residence of approximately 250 m². All buildings are carefully oriented to ensure privacy, openness, and unobstructed views across vineyards and landscaped gardens.
Warm wooden elements, deep-set openings, and carefully proportioned facades create a subtle play of light and shadow, giving the buildings a calm and grounded presence within the landscape.
Large arched and rectangular openings establish a seamless connection between interior and exterior spaces, while covered terraces extend daily living outdoors. Pergolas with exposed timber beams and climbing vegetation provide natural shading and define outdoor dining and lounge areas. Each residential unit opens directly onto a private terrace and swimming pool, reinforcing the horizontal, ground-level living concept and a strong relationship with the surrounding garden.
The material palette is deliberately restrained and tactile, combining rough-cut stone walls, smooth plastered surfaces in warm neutral tones, natural wood cladding and ceilings, and discreet dark metal details. This palette continues into the landscape design, where stone paths, gravel surfaces, low Mediterranean planting, olive trees, and sculptural greenery shape a calm and carefully curated outdoor environment.
The central plot additionally features a full-size tennis court, integrated into the terrain and visually aligned with the surrounding greenery, adding a recreational layer to the complex without compromising its tranquillity. Swimming pools on each plot are positioned as focal points of the outdoor spaces, framed by stone walls and terraces to ensure privacy and visual clarity.
The project is characterized by architectural coherence, precise proportions, and a strong sense of place — a low-density, luxury residential estate that combines contemporary comfort with the spirit, materials, and rural landscape of Istria.
