Situated within the historic core of a northwestern Istrian town, this mixed-use building occupies a prominent position adjacent to a busy city roundabout, surrounded by urban activity and within immediate proximity to the post office, shops, and key public amenities. Its location places the building at the intersection of daily city life and architectural visibility.

Defined by clean geometry, layered volumes, and strong horizontal lines, the building introduces a modern identity while maintaining a refined relationship with its urban setting. A restrained palette of light textured concrete, vertical facade elements, dark metal accents, and expansive glass surfaces creates a balanced and elegant expression.
The ground floor accommodates a café with a covered outdoor terrace, extending the public realm and activating the street level. The first floor hosts flexible office space with generous natural light, while the second floor is dedicated to an exclusive penthouse featuring a gallery and a spacious private terrace, conceived as a secluded urban retreat above the city.
The basement level includes a garage equipped with an innovative lift-and-rotating platform, enabling direct vehicle access from street level. This solution maximizes underground capacity while eliminating the need for conventional ramps, preserving valuable space and maintaining a clean site layout.
The surrounding landscape is carefully designed with Mediterranean vegetation and minimalistic outdoor elements, softening the architectural volumes and creating a seamless transition between the building and the public space.
